Up to $20,000 is available for home improvements to Roselle Park homeowners who qualify.
As part of a settlement agreement with AvalonBay Communities in 2009 to prevent a Builder’s Remedy lawsuit from going to court (link), the municipality had to put aside $1,000,000 in a Capital Improvement Program that could be used for home improvements. The number of homes that were allotted at a maximum of $20,000 each is 50 and there is still funding left for more than 30 homeowners interested in taking part in the program. The million dollars was taken out in $200,000 annual increments over five years from the municipal budget.
Funds can be used for home improvement projects including roofs, foundations, heating & electrical work, windows, insulation, plumbing, and more. As a result, improvements can lead to cost-savings by lowering utility/heating bills and can make a home safer.
Those residents who own their own home and have a total gross annual household income that falls below the income limit for a respective household size may qualify to participate in the program.

- A professional inspector oversees the project

The municipality’s contracted agent for the program administration is Community Grants, Planning & Housing (CGP&H) out of Cranbury, New Jersey (link). Improvement applications are managed by CGP&H and reviewed for eligibility. The agency will also handle the case and project management as well as inspect all work in order to make sure it is in compliance with state laws and building standards. ‘Affordable Homes New Jersey’ is also a service provided by CGP&H (link).
